Tenant Finder Scheme

We offer a Housing Solutions service to people living and/or working in  Merthyr Tydfil . The shortage of housing coupled with increasing housing costs presents problems to many people.  This especially affects households with a low income, who are unable to afford administration costs incurred by letting agents in addition to finding money for Bond and 'Rent In Advance' payments. Our aim is to help them secure rented accommodation through working with private landlords. The accommodation and tenancy will be secure, sustainable and managed accordingly. We will provide this as a free service to landlords as it seeks to offer a mutually beneficial situation for all parties.

We only refer candidates to you after an interview

If you decide to sign up with us, we will refer prospective tenants to you by giving them your preferred contact details. Alternatively we can contact you instead of the tenant to make any arrangements.

However, we will only do this after clients have successfully completed a full Housing Solutions interview. During the Housing Solutions interview, we will discuss the client's circumstances fully including their housing history and financial circumstances.

Afterwards, we will check the client's circumstances so far as we can in order to minimise any risk to you as a landlord.

We will not refer anyone where it is considered that the tenancy in unaffordable.

We don't provide references for prospective tenants or carry out credit checks, and the decision' regarding whether to accept any person we refer to you, will be entirely yours to make.

We will provide a realistic determination whether a tenancy will be successful or not. We will always ensure that any tenant referred can afford the rental liability of your property. Additionally

If you are not happy to accept any person we refer to you, just let us know. We will refer another person to you, subject to availability.

You, as a landlord, remain in control

Our aim is to ensure that you as the landlord remain full in control of the letting and property management process, but Merthyr Tydfil CBC will help you with many of the practical aspects involved. We are committed to helping you achieve your objectives of maximising your return on investment and we hope that you will find our service offers significant benefits to you.


What we can offer you in our tenant finder scheme

We work in partnership with many private landlords in Merthyr Tydfil CBC and elsewhere to meet peoples housing needs. The free services that we can provide to you as a landlord include:

  • no charge for the service, it’s free.
  • putting forward potential tenants following a thorough interview
  • providing information to landlords concerning prospective tenants' financial situation and tenancy history
  • in certain circumstances, offering accompanied viewings
  • in certain circumstances, providing a Deposit Bond which complies with tenancy deposit protection regulation
  • organising a detailed inventory compiled by an independent inventory clerk
  • quick processing of any Local Housing Allowance that your tenant is entitled to
  • assistance with any problems or disputes that may arise during a tenancy
  • organising a checkout report compiled by an independent inventory clerk at the end of a tenancy
  • assisting in the resolution of any claims against a Deposit Bond.
What we expect of landlord using the Tenant Finder Scheme

If you register your rental property with us, we will ask the following:

  •  You keep the structure of the property in good, working order in accordance with the local authority's expected standards
  • There is a current Gas Safety Certificate for the property
  • A current or recent electrical safety check undertaken by a NICEIC registered electrician.
  • The property to be regulated by current Fire Safety standards.
  • If you provide furnished accommodation, you must ensure the furniture meets the Furnishings (Fire) (Safety) Regulations 1988.
  • A current Energy Performance Certificate, which is required for all properties in the rental market.
  • If requiring a bond or deposit payment to ensure that a recognised Tenancy Deposit Scheme or Bond Agency is used.
  • A current insurance policy, which is relevant for the purpose and the use of the property.
  • That you are fully registered and liscenced under  Rent Smart Wales. Further informaiton can be found here
